New Luxury Developments in San Francisco: Yerba Buena Island and Treasure Island
Two new developments, Yerba Buena Island and Treasure Island, are redefining luxury housing in San Francisco, a city known for its limited space and challenging project approvals.
Located just a mile from downtown, these neighboring islands represent the largest new development sites in the city, spanning 500 acres. The project will feature 8,000 homes, with 1,000 hitting the market this year.
“These developments offer a unique lifestyle with nature, waterfront views, and luxury amenities all in one location,” says Krysen Heathwood of Compass Development Marketing Group.
Yerba Buena Island, nearly 50% complete, has applied for LEED Platinum certification. It boasts 72 acres of open space, original Coast Guard houses, and the operational Yerba Buena Lighthouse. The social hub, Island Club, will offer a 10,000-square-foot venue with weekly events, an outdoor lounge, pool, fitness center, sauna, library lounge, private dining, and guest accommodations.
Treasure Island's development is underway, with the first phase expected to complete by the end of this year and the rest over the next decade. According to Chris Meany, managing partner at Wilson Meany, these projects will deliver the majority of new housing in San Francisco in the coming years.
Accessible via ferry or the Bay Bridge, Yerba Buena Island offers three types of residences, sold in phases, promising a blend of indoor-outdoor luxury living.

With 40% of the homes sold, the Bristol was named the top-selling new residential development in San Francisco in 2023 and started the new year with three sales in three weeks.
The Magnolia Collection is the latest offering. This section of the Yerba Buena Island development features a courtyard with a 25-foot-high Grandiflora Victoria Magnolia tree—a symbol of new beginnings and a homage to the collection’s name.
The development also has a double-height lobby with an indoor-outdoor living room that has a fireplace and lounges. Other features include a rooftop terrace, a fitness studio and a playroom.
Sales are ongoing.

The newly opened resort, Stanly Ranch, Auberge Resorts Collection, features a curated collection of three- to six-bedroom Vineyard Homes and two-bedroom furnished Villas surrounded by vineyards in San Francisco’s wine country.
The development, three decades in the making, offers a five-star resort experience on the 700-acre Stanly Ranch in the Carneros region of Napa Valley.
Phased sales of the so-called Villas, which are condos, launched in September, and those of the Vineyard Homes, which are single-family houses, started in October 2021.
Number of Units: 28 Villas; 12 of the 24 Vineyard Homes will be available by summer.
Price Range: Vineyard Homes start in the $6 millions; Villas are from the $4 millions.

Amenities: The Vineyard Homes have private pools, loggias, water features, landscaped courtyards and outdoor fireplaces. The Villas feature custom-designed kitchens, outdoor showers, and outdoor dining and barbecue areas with lounges. Owners of the Villas have the opportunity to rent out their properties to resort guests nightly.
The 700-acre resort has vineyards, lavender rows, orchards, three pools, chef’s gardens and a concierge. There are three restaurants, a wellness center with visiting therapists, coaches and medicine experts, and a variety of classes and workshops that focus on everything from falconry and botanical cocktails to artisan crafts.
